Hotel Makeover’s system of hotel renovation is a unique business model in the hotel industry.  Conceived in 1999, our transformative process eliminates the high costs and inefficiencies of traditional renovations, and greatly improves results. 

The hotel renovation industry grew as a local fragmented system, because early franchised hotel renovations were relegated by franchisors to local operators, who then chose local and often unsophisticated suppliers.  Therefore, no larger sophisticated systems grew.  The consequence was a complex and expensive process for hotel franchisees and a difficult management problem for franchisors.

Background

The traditional system of hotel renovation requires up to 70 separate manufacturers, suppliers, and contractors for even small renovations.  These individual providers often have opposing goals and charge high mark-ups on their small scopes simply to stay in business. 

It’s important to understand that individual providers cannot integrate elements they do not provide, and they can’t manage the work of others.  Those critical and complex tasks require experience, knowledge of all elements and high skill levels, and is traditionally relegated to operators, who may have no experience at all, little or no construction or FFE knowledge, and may not even speak the same languages as the various providers they employ.  They often manage poorly and make critical choices based on cost instead of value and quality.  The results are often poor.

The Hotel Makeover solution was modeled on airline operations that present their aircraft - that can be up to 50 years old - as current, clean and attractive.  Airline aircraft receive more abuse in a single day than most hotels ever see.  Yet hotel properties – particularly in select and lower market tiers – depreciate much faster and rarely look good in very few years.
