Pre Design Analysis
Hotel Makeover starts your project with the industry’s most detailed budget analysis, and it’s generally FREE. You just provide a current PIP and pdf plan set, and we do the rest. Historically, our estimates average within 2-3% of final turn-key costs for the same scope.
Design
Hotel Makeover’s designs are creative and comprehensive. We provide all of the décor and space planning other designers provide, plus a complete renovation process design, called INNDetail, that details the critical path steps you need to optimize the project.

Submittals
Hotel Makeover designs for most U.S hotel brands, and our submittals are professional and complete. We include all specifications FREE and, if your Brand allows, we negotiate waivers and postponements with or for you.
Architecture and Engineering
Hotel Makeover’s degreed in-house architectural designers specialize in hotels and collaborate on all plans we produce. Some projects will not need additional A&E. If yours does, we contract with licensed architects and engineers in your jurisdiction to review or compete plans, and we prepare their base drawings. You benefit from lower architectural and engineering costs.
FF&E
Hotel Makeover provides FF&E, from small furniture items to large mechanical plants. If your Brand allows, we custom manufacture the highest quality casegoods, upholstery, lighting and millwork you can buy, at the lowest prices anywhere. Our experienced procurement department procures items we don’t manufacture and you benefit from our worldwide buying power. We guarantee our FF&E will fit your rooms because we integrate their specification into our documentation and design services.

Freight and Logistics
Freight and logistics are significant cost and delay factors that are often left out of renovation calculations. Hotel Makeover provides an exceptionally strong logistics program that manages everything you buy from pre-order to installation. When onsite, we accept and unload all trucks and containers, inspect every shipment, and manage all claims on your behalf.
Storage
Storage is another key renovation element to be managed. We provide all of the on-site containers, locks and forklifts your project requires. If you don’t have space or don’t want onsite containers, we can arrange to store your renovation items offsite in storage yards or warehouses, and manage all deliveries to the site.
Construction
Hotel Makeover provides and manages all construction and installation onsite with dedicted crews and a full time construction supervisor on site for the length of your construction. You get seamless integration without disputes or questions of responsibility.
